Please note that the van is located in Auburn, CA. We are occasionally in the Bay Area for work and can consider bringing it if there is serious interest. Or if you are traveling on hwy 80 toward Tahoe, we are easily accessed.

Newly converted van designed and built by architectural designer and engineer couple. We originally built this for ourselves and would love to keep it, but we now have a baby, and the van cannot accommodate a carseat. We'd love that this goes to someone who will get more use out of it. It's mechanically sound (recently serviced) and ready for new adventures!

We lived full time in our own converted (Astro) van for several years from 2015 to 2019 (not this van), and we designed this one with all of the upgrades we would have wished for based on our experience on the road. This build is new, we’ve just taken it on a couple of short trips to work out any issues. This van would be great for either full time living or shorter trips.

Vehicle:
- 2004 E-250
- V8 / 5.4L engine, RWD
- 93k miles
- Clean title in hand
- We successfully insured for full value last year (including labor), and backed it up with appraisal for insurance company
- Tow hitch
- Leaf spring lift to increase clearance. This van can handle rough dirt roads that require high clearance
- Boss Bluetooth 9” touchscreen w/ backup camera, MP3 compatible, AM/FM receiver
- Power locks and windows
- AC blows cold
- Hauler Racks aluminum roof rack
- We installed new tires when we first bought the van and they've had little wear
- Carfax available
- In preparation to sell, we recently had some tune-up work done to the van (service records available), per mechanic's recommendation: Replaced intake manifold/gaskets/coolant, replaced drive belt, replaced spark plugs, replaced front and rear break pads

Build features:

Living:
- Full-sized bed converts within seconds to double-sided couch without having to rearrange cushions or re-make bedding every night (new customized Linenspa 5” memory foam mattress- looks like it's in two pieces but it is all one piece that can be covered with a regular fitted sheet. The cushions do not separate when you sleep on them). You can sit and cook/eat at the bench while keeping your bedding clean from food. Comfortable to sleep with heads toward either front or back. Lounge space in back when in couch mode.
- Convenient side-door access to sink for easy washing, water jug refill with quick-connect tank attachments, and grey water emptying. Faucet has retractable hose and can pivot, which is great for easy outdoor showering/washing
- Thetford 135 portable toilet
- Sliding-out table / worktop
- All drawers and cabinets easily and securely latch
- MaxxAir 5100 fan (10 speed settings, reverse airflow setting, and thermostat control)
- Skylight hatch above bed (ability to open, close, and lock), great for passive airflow and natural light
- Custom blackout back/side window curtains and cab partition curtain with easy magnetic attachments (made with insulating material)
- Swivel seats for both passenger and driver - great for opening up the space and/or having a guest over
- High quality vinyl flooring, easy to clean and water proof
- Insulated walls, ceiling, and floor
- Used high quality sealed baltic birch ply wood from lumber yard for structure/surfaces
- Lots of storage in various cabinets, compartments, and drawers

Cooking/food:
- Kitchen drawer with Eureka Ignite double burner stove, storage for pots/pans below, and extra fuel bottle storage compartment in back of drawer. Cooking set-up is maneuverable and portable. Can be used in van while sitting at the table, at sliding door, or anywhere outside.
- Large upper food/kitchen storage drawer
- Large lower drawer designed for optional cooler (also wired for optional 12v chest style fridge— not included in current build). If fridge/cooler is not needed, you can easily place bins in drawer for kitchen storage.
- Optional 3rd (middle) drawer (when not using a cooler or fridge). This can be removed when using a cooler or fridge.

Plumbing
- 2 Reliance 6 gallon fresh water jugs (12 gallons total, this easily lasts us, as two people, for about 3-6 days depending on the season). Hand portability makes it easy to fill water anywhere.
- Sink grey water drains to jug below sink (easy to remove and dump)
- Shurflo 4008 water pump below sink (easily turned off with switch behind sink)

Additional Storage:
- Several open storage cabinets
- 2 tall cabinets with removable shelving (wardrobe storage)
- Flip-top deep storage to the right of sink (above passenger-side wheel well), great for laundry or bedding
- Extra storage in toilet drawer, great for storing toilet paper/cleaning supplies etc.
- Narrow middle drawer (between stove drawer and toilet drawer under bench)
- Open gear storage under bed (accessed from back doors), great for storing all your gear for activities!
- Wooden hooks along driver side wall are great for quickly hanging things out of the way and keeping the space tidy while parked up.

Electrical
- House battery: Renogy 200 Ah AGM sealed maintenance-free deep cycle battery
- Two Renogy 100W solar panels (200W total)
- 20 amp Renogy MPPT charge controller with bluetooth (can monitor battery system on phone app)
- Renogy 1000W Pure Sine Wave power inverter for 120V power, with installed on/off switch
- Renogy DC to DC charger installed and wired to bulk charge house battery from the alternator while driving
- Two-zone dimmable LED overhead lighting with dimmer switch
- Gooseneck light on back door easily adjusts to illuminate storage spaces in back of van at night and works great as a book light in bed
- 4 USB charging outlets, 1 USB-C charging outlet in back
- All wire connections have been soldered and heat-shrinked so that they are secure and can withstand driving vibrations
- Van stereo is wired so that it can be used while engine is off, if desired (without draining the engine battery). This feature can be turned on with a switch.

Quirks:
- Back bumper has dent on right side
- White scratch on bottom of sliding door- cosmetic, does not affect door function
- A few miscellaneous paint scratches / chips you can see when looking up close
- Small hole in fabric on driver’s seat (about 1/4”), fabric is not ripping further

Feel free to reach out to me if you have any questions! We want to find someone who will love this van as much as we do.
